Why live in Westminster?

Harry and Niamh discuss the benefits of this wonderful place

Home to the Houses of Parliament and Buckingham Palace, Westminster is one of London’s most exclusive locations. Known worldwide for its grand properties and steeped in history, Harry and Niamh share their market insights on selling and letting the area’s finest properties.

Who are your typical buyers and tenants?

Harry: With a whole host of property styles, the area appeals to families, working professionals and investors alike. Whether you’re looking for a traditional townhouse, a pied-a-terre or a luxury modern development, international buyers and tenants often make it their first stop when looking to relocate to London.

What do you love most about the area?

Niamh: Westminster has a rich history with iconic buildings surrounding the area. It’s no surprise that beautiful homes follow suit. The red brick mansion blocks by Westminster Cathedral and the grand stucco houses in Pimlico are some personal favourites of mine. I love the grounds of St James’s Park and walking along the tree-lined streets, as here you can experience a calmer side to London.

What is the market like at the moment?

Harry: The market remains incredibly busy and we’re achieving impressive prices for our clients. London, particularly Westminster, remains a brilliant investment with lots of buyers and tenants out looking we anticipate a busy end to the year. There’s never been a better time to put your property on the market.

Niamh: Demand is consistently outstripping supply which is making the competition for properties fierce, especially in lettings, so we are encouraging longer-term tenancies which is our speciality. Both landlords and tenants continue to come to Dexters with their high-end property needs.

What advice would you give to sellers and landlords?

Niamh: Presentation is key. Properties need to be well-presented to attract the best buyers and tenants at the best price. Our in-house Design & Refurbishment team specialise in getting properties ready for the market with an excellent track record of increasing rental yields.

What are some of your favourite roads in the area?

Niamh: Old Queen Street and Queen Anne's Gate in particular as they back onto St James’s Park, the oldest Royal Park in London. Little College Street, Barton Street and Cowley Street are quintessential London addresses. Residents in Westminster are able to enjoy being close to Mayfair and Soho, with a world class selection of restaurants and boutiques.

How do you work with the world's press to promote your properties?

Harry: Dexters showcase property to millions of people on a global platform so it is important that we work with the world’s press to promote our clients' properties. Our in-house Press Office are in daily contact with journalists and editors from newspapers and magazines wanting to feature only the best London property. Recent coverage included a house we successfully sold on Stafford Place which was featured in the Financial Times for a piece on reviving period character.
