Prime south west London

Prime south west London

Home to two Royal Parks, and a variety of excellent schools, it’s easy to understand why buyers and tenants are attracted to the area. With more than 30 years of experience between them, Chrissie and Jo share their insights on selling and letting south west London's finest properties.

Who are your typical buyers and tenants?

Jo: It’s a family-orientated area, many come here to put down roots as they are particularly drawn to the superb schools on offer. Others include young professionals who are finding they can get more space for their money being slightly further out but still have great transport links, from Surbiton and Twickenham, you can be in London Waterloo in approximately 20 minutes.

What is the market like at the moment?

Chrissie: It’s incredibly busy and we are achieving remarkable results. The south west has always been highly desirable so it’s no surprise that properties are being snapped up. Buyers and tenants are jumping in where they see good value, location or both and there aren’t any signs of this slowing down. Now is a great time to put your property on the market.

Jo: Demand is definitely outstripping supply, particularly on prime roads. With an influx of people wanting to live in London, competition is fierce especially in lettings and we are therefore encouraging longer-term tenancies, which is our speciality. Both landlords and tenants are coming to Dexters for their high-end property needs.

What advice would you give sellers and landlords?

Chrissie: It’s important to choose a trusted agent when selling or letting your property. We take pride in giving the best customer service to our clients. Word of mouth recommendation is our most effective form of advertising and we come highly recommended. At Dexters we have an impressive fan club with 50,000 Google reviews rating of 4.9 out of 5 stars.

Jo: Presentation is everything. Homes need to be well-presented to attract the best buyers and tenants to achieve the best price. Specialising in getting properties ready for the market is our in-house Design & Refurbishment team who have an excellent track record of increasing rental yields. Their services include anything from staging a property to complete renovations.

Why do clients choose to work with Dexters?

Chrissie: With 40 offices in central London and over 80 across the capital all situated in the most desirable locations, we have an extensive network that gives us access to 200,000 registered buyers and tenants looking for their next home. We’re well-positioned to meet our client’s needs and have a terrific selection of available properties across London.

Jo: We are the local experts. Our clients are impressed by the high number of viewings and strong interest we generate. This success is due to our experienced and hardworking teams who pick up the phone and don’t hide behind emails. At Dexters only 3 out of every 20 viewings arranged come from online portals and advertisements. The majority is generated by being proactive and carrying out up to 50,000 viewing appointments every month.

What are some of your favourite roads in the area?

Chrissie: Prime roads in this part of London come at a premium, as such we recently sold a house in Surbiton on a sought after street for a record price. There is a wide variety of property on offer across the south west so whether it’s a historic home with period charm or an impressive modern building in a gated development, there is something to suit everyone.

Jo: I love Broom Water in Teddington, Woodlands Road in Surbiton and anywhere on Richmond Hill of course! We sold a five bedroom detached house on Acacia Road and successfully achieved the asking price. These addresses attract a lot of interest because of their tree-lined streets and prestigious postcodes.
