It’s a busy market this summer, the first like it for several years. There are a number of elements which are fuelling this more buoyant mood in buying, selling and letting.

A lot of people have held off moving since the recession started in 2007, worried about the economy, jobs and finance. The last six months has seen increased confidence across the board, combined with better availability of a wider range of mortgages.

At grass roots level in London the change to the stamp duty threshold where first time buyers purchasing a residential home up to £250,000 have stamp duty relief, has also improved the housing picture.

The combination of these two factors has resulted in the number of buyers and tenants coming into our offices across London more than doubling compared with last year.

People are jumping in where they see good value, good locations or both.  We are also seeing a return of investment buyers as property is still seen as producing long term returns.

Summer is the time when we see an influx of young professionals, graduates, families and corporate tenants and buyers – it’s a time when we are on the hunt for more property to sell or let as it will be difficult to satisfy demand.
