Summer market comment from Dexters' MD, Andy Shepherd

Sales

When the going gets tough...

If you’ve read the papers at all recently then you’d be forgiven for believing that the property market had ground to a halt. The truth is far from it!

In fact Dexters’ offices continue to trade well with 1,500 sales agreed so far in 2008. Business is busy for us in all our offices. Dexters’ MD Andy Shepherd said: “We currently have eight buyers registered for every property on our books, and summer and autumn are expected to be busy, with plenty of motivated buyers out there. “In challenging times the best estate agents succeed where others fail because of the experience and knowledge of their staff – and our staff have plenty of both. “They know their local market inside out, they value homes realistically and they give spot-on advice about how the local property scene is performing. Their property marketing is extensive and highly polished, and they work hard to achieve the best prices.” Both the sales and lettings teams have access to a huge number of motivated buyers and tenants – thanks largely to a vast database of people looking to buy or rent who’ve registered at one office on our local network and whose details are then passed on to other offices in that network.

Andy added that it’s currently a great time to buy. “Prices are now more realistic than those achieved at 2007 levels, and as ever, buyers are jumping in where the see a good location, good value for money - or both! Most of our clients are both buyers and sellers and they’re finding that it’s actually quite a bit cheaper to move than this time last year!”

Lettings

There are plenty of good deals in the lettings market across London right now, comments Dexters’ Lettings Director Chris Beckwith.

While there have been some price adjustments from last year, there are plenty of eager tenants keen to snap up the best flats and houses we have. “As ever the key to healthy rental yields is to listen to your agent – their advice is invaluable to ensure you get the best tenant and the right rent.” Call your nearest lettings office for spot-on valuations and advice.
