While there's plenty of talk about the sales market picking up with some modest gains in London property prices over the last few months, it’s safe to say that prices will gently ebb and flow during 2010 according to demand.
“Without doubt optimism and confidence is now back at levels not seen since the start of the credit crunch in 2007,” said Dexters’ MD Andy Shepherd.
There has also been a shortage of homes for sale so far this year and this, coupled with pent up demand from buyers, means that all Dexters’ 30 sales and lettings operations have been having a hectic time in the first quarter of this year.
“And we’re expecting the spring and summer to be more of the same - very busy with good prices achieved for clients thanks to healthy demand for properties of all shapes and sizes.”
Asking prices rose by three per cent in January. “We don’t expect any meaningful hikes in property prices during 2010, merely smaller ups and downs relating to the time of year and seasonal fluctuations like the start of spring and school holidays.”

“Landlords and prospective landlords should take comfort from the knowledge that lettings continue to perform well and have consistently delivered sound results,” said Chris Beckwith, Dexters’ Lettings Director, “although like sales, we don’t foresee any major changes in rental prices this year.”
