Teddington takes the crown

Sunday Times picks leafy suburb as the best place to live in London

The results are in! Teddington has been named the best place to live in London, fighting off competition from local rivals including Nunhead, Muswell Hill and Walthamstow. Described as hitting the ‘sweet spot between practical and aspirational’, the southwest suburb in the borough of Richmond was praised for its community spirit, independent shops and fantastic location close to the Thames.

The Sunday Times’ expert judges were asked to assess a wide range of factors in their search for London’s number one location from schools, transport and air quality to culture, green spaces and the health of the high street. Tim Palmer, one of the judging panel, said that Teddington’s abundant green spaces during the pandemic made it stand out from the rest. Others hailed the areas’ great schools, with 45 local primaries ranked as good or outstanding by Ofsted and easy transport links to Clapham Junction, Waterloo and Heathrow, just twenty minutes away.

Given Teddington’s rising star, we’ve chosen some of the borough’s best properties on the market right now. First up is Winchendon Road, a quick walk from Teddington High Street and The Fallow Deer and Cafe Benedict - two of the judges’ best picks for local food spots. This traditional four-bedroom Victorian house, on the market with Dexters for £975,000 has retained many of its original features including its fireplace and windows. The highlight of the property is its recently renovated open-plan kitchen and dining area featuring exposed brick walls and crittal glass doors that open out onto the garden.

Centrally located in the popular ‘Royal Roads’, Connaught Road is a great option for families looking to be close to excellent primary and secondary School catchments. A ten-minute walk to Bushy Park, this Victorian home on the market for £1,050,000 has high ceilings and a double reception room with an original fireplace, integrated storage and separate dining space. Outside, the house has an excellent landscaped garden with raised flower beds and a stone-built seated area, perfect for entertaining during the summer months.

The Sunday Times noted that one of TW11’s best offerings is its proximity to the Thames water path, enjoyed by joggers, dog walkers and cyclists alike. Few properties are closer to the river than Trowlock Avenue. This detached home available for £1,875,000 lies on a peaceful cul-de-sac on the banks of the Thames and has access to its own waterside meadow. The four-bedroom house has a south-facing garden, off-street parking and an available riverside mooring making it the ideal property for a boating enthusiast.

Ryan Walker, Manager of Dexters Teddington says ‘I think what attracts most buyers to the area is the outdoors. It really has the best of what Richmond and St Margaret’s has to offer and provides ‘a small-town charm’ rarely found elsewhere in the city.’
