The London property market

Lettings market update

“The lettings market has been incredibly busy this year and it didn’t slow down over the summer,” says Alex Harrington, Group Lettings Managing Director. “We have had record months for new business, with plenty of tenants looking for property across London.”

“Our Corporate Lettings and International Relocation team deals with 200 enquiries a week and any uncertainty regarding Brexit is not affecting demand,” explains Alex. The team, based in Mayfair, deals with enquiries from companies and individuals from around the world looking to relocate to London, making Dexters a market leader in high quality corporate lettings‎. This service has attracted companies who now deal with Dexters exclusively when relocating employees to London.

At Dexters our lettings transaction numbers have significantly increased year-on-year and we attribute this to working hard for over 25,000 Landlords who regularly recommend our services to others. "Our local lettings experts are highly experienced in their markets and are able to provide both Landlords and prospective tenants with the best advice on all aspects of renting and letting property.” says Alex. “We work tirelessly to find the very best tenants for our Landlords, keeping void periods and arrears to an absolute minimum – over the past five years our Landlords have experienced an average void period of just 0.7% pa and only 1% of Dexters Landlords experience rent arrears against a national average of 37% (National Landlords Association).”

“At Dexters, we also encourage longer tenancies and are seeing an increasing number of three-year rental agreements. Our average initial rental period is now just under two years,” says Alex.

Dexters also deals with shorter lets as well as large clients who have portfolios or build-to-rent properties. “We have a Premier Client Team coordinating all the work Dexters does for Landlords with property all over London,” concludes Alex.
