A local's guide to Teddington

Explore the leafy neighbourhood set along one of the River Thames’ most desirable stretches

Situated in south west London on the banks of the River Thames, Teddington is quickly becoming one of the most sought after areas for buyers and sellers. With a village-like feel and blending leafy tranquility with excellent connectivity, it offers a relaxed and convenient lifestyle to families and professionals alike. With a wide range of property styles and train links to the capital taking just 40 minutes, read on to discover why this charming neighbourhood could be perfect for you.

“This is a beautiful place to live,” says Donna Littman, Sales Director at Dexters Teddington. “We’re close to the city, but still surrounded by historic character and a welcoming atmosphere.” Renowned for its superb schools, Teddington provides a number of options for both state and private education. “Given its compact size, the majority of the town is in the catchment area for at least one Outstanding primary school, and there are also plenty of excellent secondary schools to choose from,” Donna adds.

The high street provides a variety of shopping and dining choices to residents and visitors. Independent boutiques and local businesses, such as the ever-popular Cavan Bakery, sit alongside high street brands and popular restaurant chains. Local favourites include Parsnips, a cafe and delicatessen selling British cheeses, sourdough bread and artisan charcuterie, and Café Benedict, a stylish eatery which sources fresh ingredients & serves brunch, lunch, dinner & cocktails. “It is also very pet-friendly, especially for dogs,” Donna notes, “with most restaurants welcoming both people and their pooches.”

A key part of Teddington's charm is its riverside location, as well as its magnificent green spaces. “Wherever you live, you have access to the River Thames, with walks to Richmond, Kingston and beyond, as well as Royal Bushy Park and Home Park on your doorstep,” Donna explains. Moments away, the magnificent landscaped gardens of Hampton Court Palace provide an idyllic backdrop for a weekend walk or picnic. In June, the Palace opens its gates for its annual festival, hosting chart-topping musicians in the intimate setting of Base Court.

Properties here range from period conversions and picturesque cottages to modern apartments with on-site facilities, meaning there is a home to suit everyone. Popular streets include Broom Water, a private road along a creek, with access only via the houses lining its banks. Clarence Road’s double fronted Victorian and Edwardian residences offer luxury living moments from the gates of Bushy Park, while the Fairways development features tennis courts, a swimming pool and moorings where residents can keep their boats.

This beautiful town provides the ideal escape from the hustle and bustle of the capital, but if you do need to head into central London there is no shortage of convenient transport options. Located on the South Western Railway network, fast trains from Teddington station to London Waterloo take just over 30 minutes. Direct rail links to Richmond and Wimbledon also allow for onward Underground and Overground connections. The Superloop bus to Heathrow Airport takes just 30 minutes, making international travel easily accessible. If you prefer a more scenic commute, cycling to the West End takes just over an hour, with the route passing through Richmond Park and across Putney Bridge.

Balancing a relaxed riverside setting with the benefits of city living, Teddington continues to appeal to buyers and tenants looking for more than just a well-connected postcode. With its green open spaces, highly regarded schools and variety of property styles, it is the perfect choice for those looking to settle somewhere with both immediate appeal and long-term value.
